I had a conversation the other day with a potential seller that raised a point that I’d like to tell you about.

When we met, they were very excited to tell me that they had already had a contractor come over and make suggestions for things that they should do to the house.  I hear this a lot!  Sellers think they should try to have the house ready for sale BEFORE a Realtor comes in.

I actually suggest the complete opposite!

Talk to a Realtor first!

The reason I say this is that Realtors are experienced in preparing your property for sale.  We know what things should definitely be done and what things may not have to be done.  Let your Realtor guide you through that sort of property preparation as well as the staging side of things.  If not, you may spend all sorts of money on doing this, that and the other thing, where that’s not really going to impact the sale of the property.

Your Realtor will suggest things to you that they feel will enhance your property… they will direct you as to what will appeal the most buyers and they may have a different opinion than a general contractor would.

Also, listen when your Realtor tells you that even though you love the teal blue walls in the bedroom that match your flowered duvet cover, not everyone will.  Keep things neutral so more people can see themselves in your home.

Remember, it’s all about having your home appeal to the most buyers.

Your Realtor will have an understanding of exactly how to prepare you home for sale and will walk you through this process step by step.

This could be the difference in a property that sells and doesn’t sell.

One last thing to talk about is price!

A house will only sell for what the market is willing to pay and your Realtor knows these numbers.  Let them suggest the best price for your home.

I know it’s difficult, but try not to be emotional about it.   Setting your own price for the home you love and have lived in for 35 years is usually not the way to go.

Remember, your Realtor has had years of training and experience and they honestly do know what is in YOUR best interest.
