Typically, people put their houses on the market in the Spring months. It’s easier to move in the warm weather and people with families want to get settled before the start of the school year.  Houses and landscaping show better in the spring & summer. Moving is emotional, especially if it involves a major life change, such as divorce, death or a lost job. Moving can also be exciting and even stress free, when you have someone to guide you through the process.

Most people begin their search by checking out the internet to see what’s available.  STOP!  Before you do anything else, talk to your mortgage broker or bank to decide on your best financing options.

Once that is out of the way, looking for places on the internet can be fun because you will know what price range to look at. This would also be a good time to contact a REALTOR® with your needs and wants.  They will be able to narrow down your search to make it much simpler.

Now it’s time to get the ball rolling on the sale of your house. Selling your house is a big deal. Even before you decide to sell, you will probably look at what properties in your area are listed for and have sold for and you may decide what you think your house is worth.  Of course there is always that nagging question “Is that too much or too little?”

Although there are always exceptions to the rules, properties do sell for what they are worth.  In other words, they typically sell for ‘market value’ which is set at the time of sale.  With having access to current market information, I’m able to guide my clients in coming up with a realistic price for their homes.

When a buyer puts in an offer on your house, they ‘usually’ will have a condition of financing.  If they are offering much more than what the current market value is, they could have problems with their financing, causing you to start all over again to find another buyer.

If your house is priced right, it will sell fast, especially in today’s market.

Before you sell a car, you would likely have it detailed so it shows in the best way possible for potential buyers.   You should look at selling your house in the same way. Just as there are car detailers, there are also house detailers. Investing in landscapers, downsizers, cleaners and stagers will make your home much more appealing to potential buyers.  Like a wedding planner, I arrange and coordinate everything up to your big day…… in your case ‘moving day’ and making your selling process stress free!
